The Real Estate Royale is one of Yakuza 0’s most exciting and rewarding features. This Yakuza 0 Real Estate Royale Guide will cover everything you need to know about the real estate game including mechanics, staff, stores, payouts and more. The Real Estate Royale feature in Yakuza 0 plays a pivotal role in both story and side content throughout the game, although it is not available straight away. If you want to unlock the Real Estate Royale feature you need to progress through the story until Chapter 6. It’s not a feature you can miss as it plays a part in Kiryu’s story, so keep going until you have it unlocked.

You can dabble in the Real Estate agents mini-game but if you want big money for all of the skills and other items you can buy, make sure to visit the shrine and purchase all of the CP skills listed under business.

Yakuza 0 Real Estate Royale Guide Introduction

The Real Estate mini-game can be a little overwhelming to start but it’s easy once you get the hang of it. Don’t rush into it too heavily. Once you unlock the option to participate in Real Estate in Chapter 6 pick up a couple of properties and learn the basics before diving into the more expensive elements. This guide will cover everything you need to know to hit the billion Yen mark in no time.

Buying Properties
Buying most properties is as simple as walking up to the door and using the “Look” interaction that pops up. It’s not on all shops in an area but if you walk around you’ll run into plenty of them. Each area has 10 different stores that you’re able to purchase a level up. The prices range depending on where you are. The Leisure Kings Area is the cheapest, scaling up to the Gambling King and beyond. Each building is priced individually. The more expensive the building, the more expensive the upgrades and the bigger return. You’ll want to buy them all eventually so don’t worry about choosing specific purchases.

Hiring Staff
When you first start you’re given some basic staff. These are cheap but also rather unskilled. More staff are available to hire throughout the game. Most of the special staff members you can unlock are through specific Substories. Locating and completing a Substory will sometimes cause a character from within that Substory to join your Real Estate efforts. They will either become available immediately or can be found standing outside your office. Speaking to them adds them to your staff roster. Managers – Financial Savvy & Economic Influence
Aside from their pay Managers have two different skills. Financial Savvy and Economic Influence. The Financial Savvy stat is for when you are defending your property from a Money Battle (explained further down the post). It’s not vital so don’t worry yourself too much about that. What is important is the Economic Influence. This can range from -2 to 0 and +2. Anything in the negative reduces the overall percentage of profit, while those in the + improve profit.

As you can see in the image above the Electronics King has 0/1/2/-1/-2 for Economic Influence. The red highlighting the 2 represents what “day” your Manager is on. Each time you collect profits from an area is a day to the manager, so my next profit run would bring him to the -1. However, the current day being a 2 is fantastic so I would keep him here. But come the next time I would want to remove him for someone that has better than -2.

Security – Problem Solving & Safety Influence
Security is only really used for a short period for each area. Once you have 100% share in any area and you have defeated the billionaire from that are, remove your Security as they no longer have a purpose. There are 2 skills for each Security member, Problem Solving & Safety Influence. Problem Solving represents their ability to fight off In Trouble status (which is explained further down the page) and the Safety Influence either increases or decreases the chance for an enemy billionaire to initiate a Money Battle. There is also a chance that a Security member will aid you if you fight in an area in which they are stationed.

Advisors – Investing
Everytime you start a collection you are able to invest in your properties. Select the property you want to invest in and you will be shown a screen consisting of the property and the investors you have available. You do not have to invest in your properties but in the long run, it boosts profits in a big way. At the beginning, you have access to Tomomi Takada and Hiro Chiba. Stick with these to begin with as they are much cheaper than the others. Store ranks can be as low as D and can rise all the way to S, with the profits increasing at each rank.

Each property requires a different amount of points to rank up – the more expensive the property the more it will cost to rank up. When investing there are 2 key points you need to remember. The cost of your Advisor and their skills. When investing in a property you will see a red mark over one of the skills your Advisor has. Check the image below, this is a BAD investment.

This is a bad investment because Takada’s skills are in other areas. This particular property is under the star category, which is marked by a X under Takada’s skills. However, I have another Advisor that I can use that is much more skilled in this particular area.

Using Miracle would be better because as you can see, his skill in this area is marked with a double circle. The following is a breakdown of the skills available to each investor

  • Circle – They are good in this area
  • Cross (X) – They are awful in this area
  • Triangle – They are okay in this area
  • 2x Circles – They excel in this area

Where possible, always use at least a single circle rated skill. If you have the money and the advisors, the double circle is always best.

Occasionally you will get challenged to a Money Battle. This is when one of the billionaires attempts to retake property in the area. For example, the Leisure King will constantly try to take back areas from the Leisure King Area until you own 100% share and defeat him in battle. This is one of the uses for Managers, Financial Savvy. A Money Battle can only occur when you’re inside the Agency Menu in the Real Estate office making a collection. A prompt appears warning you of the Money Battle.

The aim of the Money Battle is to ensure your Manager does not lose to the attacking billionaire. You lose if your Managers Financial Savvy falls to 0. You can avoid this by mashing the X button to invest money into the Money Battle – this can however, become incredibly expensive.

There is no downside to letting your Manager do the battle for you. Don’t invest anything at first, wait until the Manager reaches its last box, then put money in. Doing this regularly will save you millions in the long run. You can refill your Managers stars after a Money Battle simply by switching them out to another manager.

Sometimes, when attempting to gather your profits, you will be met with an “In Trouble” warning – this is also visible on the business screen on the pause menu. This freezes all current progress on the Payout Meter and doesn’t allow you to gather the profits until the problem is solved. When you receive an In Trouble warning check the map. You will notice a special large red icon, this represents the trouble spot.

Each area only has 1 specific spot where trouble occurs, you’ll learn them quickly. It’s always a fight against a group of enemies although the difficulty is random. Even those listed as “hard” won’t give you much of a fight so dispatch of the trouble as quickly as possible. Again, like the Money Battles, these problems no longer occur after you dominate a specific territory.

Leisure King Area Properties

Below is a list of all the properties in the Leisure King Area. Most are easily discovered while others are hidden behind friendship options or Substories. Notes are available for the ones that are more difficult to obtain. It’s also worth noting that the progress with each area is the same. After a certain percentage is reached you’ll have to meet the billionaire and beat them in a mini-game, so it’s worth practicing the mini-games first. The Leisure King Area will see you challenged to Karaoke so practice first, this gives you 10% more control if you win.

Electronic Kings Area Properties

Notes are available for the ones that are more difficult to obtain. It’s also worth noting that the progress with each area is the same. After a certain percentage is reached you’ll have to meet the billionaire and beat them in a mini-game, so it’s worth practicing the mini-games first. The Electronic Kings Area will see you challenged to the racing game in the arcade, this gives you 10% more control if you win.

The Pleasure King Area will see you challenged to the phone dating game at the boys club, this gives you 10% more control if you win.

After a certain percentage is reached you’ll have to meet the billionaire and beat them in a mini-game, so it’s worth practicing the mini-games first. The Gambling King Area will see you challenged to the Cat Fight mini-game, this gives you 10% more control if you win.
